Toto Home Additions & ADU: The West Covina Owner’s Guide
If you’re planning a Toto-equipped home addition or ADU in West Covina, you’re looking at an installed range of $45,000 to $130,000 for the addition itself, with ADU construction typically running $90,000 to $220,000 when Toto plumbing fixtures are specified throughout. We handle the full scope, from rough framing through final trim, and that means making sure your Toto toilets, washlets, and faucets are ordered, plumbed, and set correctly the first time. Most West Covina homeowners discover this the hard way when a cheaper fixture goes in during framing and fails within a year or two, and now they’re tearing into finished walls to fix what should have been right from the start.

Which Toto Models This Applies To

This applies to every Toto line we install across West Covina additions and ADUs, but the compatibility conversation starts before the first wall goes up. Toto splits into distinct series, and each one has different rough-in requirements that affect framing and plumbing decisions. The Drake and Drake II use a standard 12-inch rough-in but the Drake II’s tornado flush needs specific water pressure. The Aquia and Aquia IV are dual-flush with a skirted design that hides the trapway, which means the supply line stub-out location matters more than it does on a standard toilet. The Washlet+ line, whether it’s a Nexus, Carlyle II, or Legato, has a concealed supply and power connection that must be roughed into the wall before drywall, not after. If you’re putting a Toto wall-hung toilet in an ADU, the in-wall carrier system has to be set during framing. Miss that, and you’re cutting open a finished wall.
We specify OEM Toto parts on every installation. Aftermarket fill valves and flappers exist, and they’re cheaper, but Toto’s own components are calibrated to the specific flush system in each series. A generic flapper in a Drake II shortens the flush cycle and you end up double-flushing. On a Washlet, aftermarket filters and wands void the warranty and can damage the heating element. The cost difference is usually under $40 per fixture. It’s not the place to save money on a $90,000 ADU.

Signs Your Toto Home Addition or ADU Is Failing
Most of what goes wrong in a Toto-equipped addition or ADU isn’t the fixture itself. It’s the installation around it. Here’s what we see on service calls across West Covina:
- Rocking toilet at the base. The flange was set too high or too low during rough-in, or the installer shimmed it with whatever was in the truck. Rocking breaks the wax seal, and you get slow leakage you won’t see until the subfloor stains or smells. In a new addition, that’s a callback to the original installer, who may or may not still be answering the phone.
- Washlet trips the GFCI every few days. The outlet wasn’t dedicated, or the wire gauge was undersized for the heated seat and warm-water draw. Toto Washlets pull real amperage during the heat cycle. A shared circuit with a bathroom fan or, worse, bedroom outlets, is a code violation we fix regularly.
- Weak flush in the new bathroom but fine in the old one. Supply line size. Toto tornado flush systems want a 1/2-inch supply minimum, and some West Covina additions get plumbed with 3/8-inch lines to save time. The toilet works, but never at full power.
- Condensation on the tank in summer. West Covina humidity in July and August is enough that an uninsulated tank sweats. Toto’s Sanagloss glaze doesn’t prevent condensation, and on a second-floor addition over a finished room, that drip can damage the ceiling below. We insulate the tank or specify a Washlet unit with no tank at all.
- Wobbly wall-hung Toto in an ADU. The carrier wasn’t anchored to the floor and wall structure properly, or the wall was built with 2×4 where the carrier spec called for 2×6. The toilet works, but every sit feels unstable, and over time the movement cracks the grout and strains the supply connections.

AfterReplacement Cost & What’s Included

If you’re replacing a failed Toto installation inside an existing West Covina addition or ADU, the cost depends on what failed and how far the repair has to reach. A simple toilet reset with a new wax ring and flange repair runs $400 to $1,800. If the problem is behind the wall, a supply line upgrade or Washlet electrical correction, you’re typically in the $800 to $3,000 range. When the failure is a full bathroom rework inside the addition because the original rough-in was wrong, that’s a small bathroom remodel at $5,000 to $12,000.
Every price we give is a written, line-item quote before any work starts. You’ll see the part cost, the labor, and the permit fee if one applies. No surprises at the end. That’s how Isaac Pruett has run Mason Remodeling Co West Covina since 2004, and it’s how we still do it. The work is covered by our 365-Day Done Right Promise. If something isn’t right within a year of completion, we fix it at no charge.
DIY or Call Us?
For a Toto addition or ADU rough-in, there’s no realistic DIY path unless you’re a licensed plumber with framing experience, and even then, pulling your own permit in West Covina means you own the liability. What you can safely check on an existing installation: verify the toilet doesn’t rock, look for water staining around the base, listen for a hiss that means the fill valve is running, and confirm the Washlet outlet is a dedicated GFCI. Those checks tell you if something’s wrong. They don’t tell you what’s behind the wall.
The dangerous part of this work isn’t the toilet. It’s the water and power inside the wall cavity. Cutting into a finished wall without knowing where supply lines and wiring run is how you flood a new addition or find a live wire with a Sawzall. We do this work with the water off, the circuits labeled, and the right parts on the truck. If you’re seeing any of the signs above, call (707) 760-7579. You should know what you’re getting before we ever pick up a tool.
FAQs

A properly installed Toto toilet or Washlet in West Covina lasts 15 to 20 years for the fixture itself, with the internal components like fill valves and flappers needing replacement every 5 to 7 years. The failure we see most often is not the Toto product. It’s the rough-in work around it, which is why we insist on setting carriers, supplies, and electrical during framing, not after drywall. Call (707) 760-7579 if you’re planning an addition and want the Toto spec locked in before the walls close.
Sometimes. A rocking toilet is usually a flange repair from above, no drywall damage. A weak flush from an undersized supply line means opening the wall or running a new line from an accessible location below. A Washlet electrical problem can often be corrected from the attic or crawl space if the addition has one. We’ll tell you what the access looks like before we cut anything, and the written quote reflects exactly what we’ll open and what we’ll patch. Call (707) 760-7579 for an assessment.
A simple reset or fill valve replacement is a same-day job, usually under two hours. A supply line or electrical correction takes half a day to a full day. A full bathroom rework inside an addition, where the original rough-in was wrong, runs 3 to 5 days including drywall patch and paint. We schedule the work around when your ADU is empty so you’re not sharing the space with a crew any longer than necessary. Call (707) 760-7579 and we’ll give you a realistic timeline for your specific problem.
We keep the common Toto components on our trucks: Drake and Drake II fill valves and flappers, Aquia flush valves, Washlet supply filters, wax rings, and flange repair kits. For specialty items, like a Washlet+ concealed supply assembly or a carrier for a wall-hung unit, we order OEM from our Toto supplier and the part arrives in West Covina within 2 to 3 business days. We also work with KraftMaid, Cambria, and Silestone for the surrounding finishes, so the plumbing and the surfaces get coordinated from one crew. Call (707) 760-7579 and tell us what you’re working with. We’ll tell you if we have it on the shelf or when it lands.
